How plausible is the 'billboard ruining the apartment value' thing? I mean it's still NY. Real estate is insane. My New Yorker grandpa would've shanked someone for that apartment and used their skin to make blackout curtains.
Is the view such a big factor that they'd have no choice but to rent to a broke-ass lawyer with a terrible credit score just because he isn't bothered by the billboard?
